Sep 07: Residential values in the micro market have surged 135% over the past five years, marking the highest appreciation among residential corridors in India. The sharp rise underscores the corridor’s growing prominence as a premium residential destination, supported by strong connectivity, infrastructure development and demand from affluent homebuyers.

The corridor offers seamless connectivity to key employment hubs including Cyber City, Udyog Vihar and Manesar, along with the upcoming Global City, strengthening its appeal among senior professionals and CXOs.

The region has also benefited from significant infrastructure investment, with over INR 2.20 lakh crore worth of infrastructure capital deployed across NCR around the corridor. Key developments include the Delhi-Mumbai Expressway link and the upcoming 1,000-acre Global City Gurugram, further strengthening the corridor’s connectivity and long-term residential appeal.

The changing profile of housing supply further highlights the corridor’s shift towards premium buyers. 3-BHK homes account for 39% of the total supply, while homes priced above INR 2.5 crore represent the prominent budget segment. This indicates increasing demand for larger and higher-value residential properties.

Despite the strong appreciation in residential values, the corridor maintains a healthy supply-demand balance. Inventory overhang stands at 18 months, reflecting sustained end-user demand rather than purely speculative activity.

With significant residential value appreciation, access to major employment hubs, large-scale infrastructure investment and a growing premium housing segment, the corridor is increasingly positioning itself as a preferred residential destination for senior professionals, CXOs and premium homebuyers.
